Designing a new home is something that many of our clients have never done before. We make this a simple and very affordable process. We always show examples of our work and how the planning process will work as it relates to the design of your new home. Our in-office meetings are always complimentary and designed to work with our client's schedules.Our fees for custom home plans are based on a square footage or flat-fee basis. That way, you will know up front the approximate cost of your plans before any work is started...and, it may be more reasonable than you may think to design a completely custom home.Here is a gallery of only a small sampling of our work...

For New Homes:How do I start the process to design a custom home?Call our office at 770-951-8600 to arrange a meeting with Tim Bryan. He will show examples of how the plan process works and go over the fees to design a home.Do I need to purchase the property before starting the plan process?A site visit to the property before starting the preliminary design is ideal, but if time is of the essence then we can usually start working on the drawings before you own the property.What are the initial steps in designing a custom home?We usually start with a visit to the site where the home is to be built. If this is not possible, then a good site plan may be all that we need to begin. We then meet to discuss the specific details of the home, which are gathered by way of a checklist that we provide, along with any pictures and examples that you may bring to help illustrate what you want with regards to your new home. From this information, Tim will create the preliminary floor plans and front elevation of your new home. There will be additional meetings to adjust the plans as necessary, leaving you with a set of preliminary drawings that will show the size, layout and character of the house. From these drawings you can initiate conversations with builders to assist in a cost analysis of your new home before we finish the construction drawings.What are the final steps in designing a custom home?Once the preliminary plans have been finalized, we then translate those drawings into technical plans from which the home can be actually built. All notes and dimensions are added to the plans that are required for construction.How long does it take to design a custom home?On average, if we design without any interruptions, it will take about 4 weeks to do the preliminary plans. This includes time to design and adjust the plans. After that, the construction drawings, based on the preliminary plans, will take approximately 4-6 weeks.What if you finish the preliminary plans but I am not ready to have you do the actual construction drawings until I am ready to build the home?You are not obligated to have us immediately begin the construction drawings once the preliminary plans are completed. Some of our past clients have even had us wait a year or longer to finish the construction drawings when they were actually closer to building the home. We work with your schedule on completing the plans.Do you design homes outside the Atlanta area?Yes, we have designed many homes for clients in other locations over the years, with some past clients having never met us face-to-face or even have seen the actual property where the home was to be built. With the ease of sending information through email and even overnight shipping, we can often work with clients in other areas.What size and styles of homes do you design?Our website gallery shows the wide range of home styles that we are familiar with designing. We have designed homes from 700 square feet to over 25,000 square feet.Do you design barns?Yes, we have designed barns for several past clients. Most of them have been horse barns or equipment barns, some with living quarters in them.Do you design other outbuildings?Yes, we have designed pool houses, guest houses, pavilions, boat houses and many other types of outbuildings.Do you do any commercial design work?Yes, we have light commercial design experience. We have designed neighborhood clubhouses, guard houses, public restroom buildings and bed and breakfast facilities, just to name a few.What is your fee to design a custom plan?We usually charge a fee that is based on the heated square footage of the home, not including porches, garages, or basements. Our fee for a custom home design is usually only a small portion of the overall cost of the home and less than you may think in order to get a home that is truly customized just for you and your property.How many homes have you designed?Based on the list of past clients and home locations since 1993, we have over a thousand homes of our design that have been built.Who will work with us at your company in designing our custom home?From the very first meeting to the very last day of construction, you will be working with Tim Bryan. Tim grew up in Chattanooga, Tennessee and began sketching house plans when he was only seven years old. He has had a passion for residential design since childhood that continues today. Many of Tim’s original childhood home plans sketches can be found on the walls of his office today. Tim graduated from The University of Tennessee School of Architecture, where he received a Bachelor of Architecture. Before starting his own company, Tim worked many years with other highly regarded home designers and headed the design division of a large Atlanta home building company.What do I need to prepare to bring when designing a new home?When you are ready to start the plan process, we will need the site plan of the property, any photos or floor plans of similar homes that you like, and the completed custom plan checklist provided by us. With that information, we should be able to begin creating the plans for your new home.Do you have builders that you can recommend?Yes, we have a list of builders that we have worked with in the past in the Atlanta area and in a few other locations too.Do you have a list of references for past work?Yes, please contact us and we will be happy to send you a list of our references.Do you sell stock plans?Yes, we have several hundred stock plans available for viewing through our stock plan website. If you should find a stock plan that you like, we can sell it to you directly or even make modifications to the plans.For Renovation Projects:How do I start the process for renovation plans?Call our office at 770-951-8600 to arrange a meeting with Tim Bryan. Tim will travel to your home to see the scope of the project and go over the fees to design a home. There is no charge for site visits if you are located near our office in the Crabapple/Milton/Alpharetta area.What are the initial steps in planning for a renovation project?Once the scope of the renovation project is clear, we always start with a visit to the site to measure and photograph the existing home. We will then produce as-built drawings and then use those to create conceptual plans that are based on the scope of work. We continue to refine the conceptual drawings, ending with a set of preliminary plans that you can use to start conversations and preliminary pricing with builders.What are the final steps in planning for a renovation project?Once the preliminary plans have been finalized, we then translate those drawings into technical plans from which the renovation can be actually built.
